Move Out Procedure
Everything you need to know before turning in your keys. Please review the steps below carefully to help ensure a smooth move-out process and avoid additional charges.
How do I provide notice?
You must deliver a written 30-day notice to your landlord or property manager as specified in your lease agreement. This ensures that your intent to vacate is officially recorded.What cleaning is required?
All carpeted areas must be vacuumed and professionally cleaned. You will need to provide the invoice from a licensed cleaner upon move-out. Additionally, ensure that the entire home is returned in clean, good working condition.What should I do with utilities?
Keep all utilities on until your move-out is complete and the final walk-through is done. This is crucial for ensuring everything is in working order.
Tenant is responsible for ensuring the home is returned in proper condition, including:
- All light bulbs, AC filters, screens, smoke alarms, locks, and garage openers in place and working
- Nails and picture hooks removed
- Walls and doors washed
- New AC filters installed and vent covers cleaned
- Light fixtures, fan blades, mirrors, doorknobs, and hardware cleaned
- Kitchen dirt and grease removed, including around burners
- Broiler pans replaced if needed
- Walls touched up or painted if necessary
- Refrigerator defrosted, emptied, unplugged, and left open to air out
- Driveways and sidewalks cleaned and free of debris, oil, and grease stains
- Yard areas mowed, trimmed, weed-free, and free of trash, debris, and personal property
- Rock areas raked and maintained without damage
How do I return keys?
Complete the move-out key return form and provide a forwarding address. Keys must be returned to the Property Management Office by 5:00 PM on your lease's last day.What do I do with utilities until move-out is complete?
Utilities are required to remain on until termination of tenancy and completion of the final walk-through. Tenant must return keys, remotes, and any other required items to the Property Management Office by 5:00 PM on the last day of the lease agreement. Keys left in or on the premises will not be considered returned. Rent continues until keys are physically returned. Tenant may also be responsible for legal costs, rent, late fees, lease commissions, admin fees, notices, locksmith fees, and other holdover-related costs if keys are not returned by the last day of tenancy.
What if I leave personal property behind?
Any personal items left after move-out will be considered abandoned and disposed of. You will be charged for disposal costs.
Move-Out Charges
Additional charges may apply after move-out, including the following:
Carpet and cleaning charges
If carpets are not cleaned as required, Landlord will have them cleaned at Tenant’s expense. If pet, food, or other odors remain after carpet cleaning, Landlord may treat the carpets for odor removal and charge the cost of treatment and re-cleaning to Tenant.
The standard cleaning fee covers general cleaning of kitchens and bathrooms and vacuuming throughout. Any cleaning needed beyond that will be charged separately.
Damage beyond normal wear and tear
If the premises are not returned in the same condition as received, except for normal wear and tear and as outlined in the lease agreement, Tenant will be charged Landlord’s cost to repair the damage. This includes both interior and exterior portions of the premises.
Left-behind personal property
Landlord is not responsible for Tenant’s personal property remaining after move-out. Any remaining items will be considered abandoned and disposed of, and Tenant will be charged the disposal cost.
Outstanding balances
Tenant agrees to pay any unpaid rent, late charges, notice charges, or other unpaid amounts due at move-out.
Deposit application
Landlord will first apply security and pet deposits to satisfy the charges listed above. If deposits do not fully cover the balance due, an itemized bill will be sent to Tenant at the most recent known address, and Tenant agrees to pay promptly.
Deposit reconciliation
After reconciliation of any outstanding balance, including repair and cleaning costs, Landlord agrees to return any remaining refundable deposits in accordance with Arizona Residential Landlord and Tenant Act RS33-1321.
Move-Out Inspection
Landlord or Property Manager will compare the Tenant’s move-in condition checklist against the move-out condition of the premises, less any normal wear and tear.
Refundable deposits due back to Tenant will be returned within the time period provided in the Arizona Residential Landlord and Tenant Act and will include an itemization of deductions for cleaning, landscaping, damages, and any other outstanding balances due to Landlord and/or Property Management Company.
